Hi @Kar Sun, I’m President for a small twenty unit COA in the northeast and have engaged a long road in pulling it out of near bankruptcy to a sustainable, scalable model of self-management.

The tenant told me I couldn’t evict them because the president said so.

My 4-plex cashflows well but I'm feeling nervous about the economy and more eviction moratoriums under the new president. 

It was interesting to see that the outgoing president just extended the 26% tax credit in the most recent stimulus package. 

Right now Joe Biden has been elected president.

The days of 2 week evictions are over as long as Biden is president But i'll take a 6 week on now. 

My guess is that's a huge part of why investors seek existing homes and older HOAs without rules like that.My friend is president of his HOA and he's lived there about 15 years.

Does the block you own on have a block club president? 

As a licensed Realtor, founder of the local REI,  and President of the local Landlord Association, I do have some local knowledge and often know about off market properties as well.

We cant have the largest economy shut down for this many months, a president on a hell bent mission to raise the price of energy via taxation and outlawing the production of certain vehicles and create a whole BS climate industry built around smoke and mirrors.
