Most lenders want to see at least a year of residency before you buy another primary residence, but even this is not a perfect formula. 

Even if you do things perfectly, you can still be sued.

You'll put 20-30% down, depending what the bank requires, you have some for closing costs, and perhaps a bit for fixup (not a fixer-upper home...but no property arrives perfect).  

In normal circumstances, your suggestion about avoiding a MTM lease makes perfect sense, and it's a strategy we plan to adopt in the future.

It can be a perfect combo if you are not being an agent "full time."

Many modern options (none of them perfect, most adequate) that charge much less than that. 

Every time I have bought a house for my own use, I have spent weeks browsing before finding the perfect home for me and within my budget.

It is also very hard to "perfect BRRRR" here.

If you are here you need to have an ID, pay taxes, and many other things - forcing people to live in the shadows makes them susceptible to being exploited or engage in criminal activities just to survive.Other countries have much better systems (also not perfect).In Austria for example you need to get a Meldezettel (certificate of registration) from the municipality where you live.
