I have 3 separate new entitled construction projects that i developed myself in need of financing in the los angeles area;About $3 millions needed to build 2 architectural homes and one warehouseProperties are currently 100% owned outright; my company is recent and no track record yet, thus the struggle looms to find easy and cheap financingBeing new to the local financing market, what are the options beside 10% hard money loans?

Add on hiring a Class A contractor and associated costs to tear up the street, traffic control permit, and tap charges ... that's around 20% of his entire budget, and he hasn't even paid any costs for architecture, processing, or permit fees ... oh, on a house with historic designation.At least he'll save around $5k in property tax costs during the project.One of the reasons it's so expensive to buy or live here is because it's so expensive to build here.

Normally I would but after the hurricane there is a backlog of folks trying to figure out what to do with their storm damaged properties since most are over 50 years old ( many over 100 years old ) and have to go in front of historic architectural review board and there are all kinds of new building codes...including raising houses 9 feet !

Its an older home that I really love the architecture, and feel since the home already has some tenants it should break even and pay for itself while I work on the 3rd section that needs major restoration.Main problem I have is this was a spur of the moment type thing, I don't really have much money to put down, but I do have my 401k that I could possibly borrow from.
