My next goal is to implement the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) method, specifically in Birmingham, AL, and focus on Section 8 properties.With relatively good rehabs, I’m not looking to be a "slumlord"—I want to provide quality housing for tenants while also ensuring my investment is successful.I’ve heard mixed reviews about Section 8 tenants, but I’m eager to learn more.

What I love most about what I do is building genuine connections with people—whether it’s homeowners, investors, or fellow professionals.

The location is A+ and near where I live.

The range for a four bedroom is more around 1400$ though.

What do you think is reasonable or do you shop it out to a wide net and close the deal when the first person signs ?

Is there a way to consistently get phone numbers from these property owners, or should I just be sending letters to the tax address?

This way, all investors are on an even playing field as to risk, and there is no dilution because everyone is contributing pro-rata.3.
