Logistics questions: 1) who do you suggest we add to our “team” to get the search started?

Hi Adam,My biggest piece of advice is to focus on municipal regulations, zoning, and logistics first and foremost.

In some cases i find that products are less expensive or same, logistically its much faster shipping product to the East coast than Asia.

Re: offering to pay the first three months of mortgage payments, that's very generous and a good thought, however there are some logistical ramifications to that - primarily that the mortgage originator is very likely going to resell the note in the first month or two, and so before all three of those payments are due they'll need to be paid to a new servicer whose identity you will not know at closing.  

This sounds amazing, who knew it existed.blowing it up means bad credit, a much smaller income, and some logistical hurdles. 

I'd recommend having a frank discussion with the property owner about the logistics of them being in the second position.What does that mean?

The main thing to figure out (other than logistics of buying and setting everything up) is regulation.

Union City is a good place to invest IF you can find a property that makes sense, but keep in mind the following factors that are often overlooked by potential UC investors:-Many of the properties on the market are rife with functional obsolescence and layouts that often don't make sense, which makes the cost to renovation these units a bit higher as you may have to change layouts or do a bigger rehab than you would on units in other towns-Rehabs in Union City can be expensive and a logistical nightmare the cost of labor is high, the city can move a bit slow on permits and inspections and finding a place to place a dumpster...yikesWhen you analyze deals in UC make sure to run the numbers with higher than average rehab costs and realistic rents based on recent rental comps.

Now my 11 properties are down to lets say 5, million dollar properties that I've only put 20% down on, and that will cash flow significantly more, all while still having a remaining 400k to use for fixing them up if need be or to invest elsewhere.My problem lay in the logistics of it all...
