At some point every house needs a new roof, new plumbing, new windows etc, so it is critical to understand how much money you have to budget for the next 10 years.

You could add a clause in the lease stating the penalty for late payment.I like the idea of electronic locks.I would identify the items that need updating and plan accordingly; roof, furnace, etc.

what if you buy something, and the HVAC goes in month 1, and there's a storm that damages the roof in month 6? 

But uggh she did not say anything about punching holes in the roof?

Usually they call the handyman first if they have a problem like no heat or a water leak or something.
