What is common practice as far as the contractual agreement between the agent and the buyer in the event the seller does not pay or only pays a portion of the agreement (i.e if the seller only pays 1-1.5%)?

As far as location, it is very sought after as it is is very close to the airport, easy access to the Space Coast on the 528, the 417 will take you right to Disney and downtown is just West on the 408.

As far as the girlfriend thing maybe if you have a fragile relationship then yes but I am not concerned one bit about it we have been renting together for 6 years and she sees it the same way I do, We are not married yet so buying a property together is foolish.

You should be able to get 20% down on 1-4 units not 30%, which would stretch your dollar further as far as purchasing power but the leverage will lower your cash flow.

So, the terms of your lease should be catered to that, with very strict insurance terms, personal guarantees behind any company signing your lease, requirements that lessee handles all repairs and maintenance, additional security deposits, and I would go so far as requiring minimum review quality for the host, limits on quality of guests they can accept, etc.And to your point about Airbnb not doing background checks, you are right.
