My team and I are looking to get our second property under contract and it's a mixed use building- Store front w/ residential apartment up top, and two single family homes attached- very strange...Here's what I know before visiting the property:- It's downtown in a very mall city with a historic board- Separate meters for electric- One bill for sewer and well (I'm assuming it's county sewer but will investigate further to ensure not a septic)- I'm going to ask for the leases and ask the renters what they're paying for rent.As a mixed use building I'm assuming I'd need to dig into the store fronts financials to ensure they're capable to afford the property.

I normally get a list of everything I need for a house, put it on a Home Depot order, and I work with the store manager (not the bid room) and they normally give me 25-30% off.

The downtown has over 500 empty buildings, there is buzz that the Jacksonville Jaguars owner is going to redevelop 13 acres along the waterfront with a convention center, hotels, and more destination stores and restaurants.

Any large items left behind will need to be handled according to your states guidelines for abandoned property. this may or may not require you to store it for a period of time before throwing it away.

The attraction to point breeze is only going to improve in my opinion with OCF Realty's plans to build 40+ townhouses, 20+ apartments, retail store frontage and Dock st brewery setting up camp on Washington ave on the border of  Graduate Hospital and Point breeze.

i.e. cafe, lounge area, art gallery space, co-working creative space.I would first like to:1) Build up a larger client base for my brand online and see the the need for a brick and mortar location2) Evaluate the trend of brick and mortar retail / coworking space going forward3) Store up enough cash reserve to accommodate the increase operating expense tied with a commercial retail lease4) Gain commercial residential experience which in my opinion has less risk of vacancy.
