If you want to be mentored your best bet is to go work for a company - most CRE is not a single individual and CRE is fast moving and things happen fast and you can't structure a "follow me to learn" without working for someone

@Emma Hustis, I suspect most brokerages will not allow their agents to wholesale because there is too much risk of being sued with virtually no upside.

This seems to be a VERY good deal for a BRRRR and I think you should be able to find a local lender (bank or credit union) that would finance this with a DSCR loan.Thats awesome thank you so much for the information.
