They can be low because the HOA is flush with cash.

Example: If I were to approach a friend, family member or colleague who's flush with cash and ask for a 50-150K investment, what would an attractive but realistic return be?

This isn't to say that I don't care about the person I am buying from, but I am not flush with cash myself, and I don't want to be left paying for a house I can't even afford yet.

If it's flush use a T molding, if there's a drop use a reducer. 

Upon removing the old pump I found that someone had been flushing pieces of old T-shirt and that caused the pump to clog and fail.

First the well water smells so I send multiple ppl out and all say it is ok but they still complain, then she claimed ants were invading ( I looked they were not) then the toilet wouldn't flush for two months they told my maintenance guy I said in front of them this is first I heard of it they didn't say anything, my plumber then told me there was nothing wrong with the toilet either.

Parts of the floors were sunk in, I think the guy took a mobile home and cut one side off and butted it up to his SF becuase you could open a window that was flush against a brick wall, and the house that was once really nice had been wrecked by negligent family and the effects of sitting there.

The only small criticism I have is the flush mount light fixtures.  

You wind up flushing more than once and pumping every few days, probably using more water than before.
