The main challenge with some of these are the dimensions of your lot and configuring the site to allow the minimum stacking of vechicles.Depending on your use, a 5000 sq ft building may be tough to fit in this size lot when looking at how much parking you want/need, building setbacks, landscaping setbacks etc.

I did have an interesting conversation with their "director of education" who spends an hour to see if potential students have what it takes to qualify for their limited number of coaching slots...in less than a half hour he decided I wasnt a good fit for their program, and hung up on me :-) My non proprietary "secret" is; think about who the buyer is, figure out what they want and give it to them.

Meridianville (10 north of downtown Huntsville), Decatur (25 miles southwest of town), or Athens (30 miles west of town) will have plenty of B/B+ properties under $250,000.Given that cash flow is your primary goal, these areas outside of Huntsville may be a better fit for you anyway—rent-to-price ratios are definitely more favorable outside the city limits than within them.Still, Meridianville, Athens, and Decatur remain close enough to Huntsville to share in the area’s growth which, in my opinion, bodes well for long-term appreciation.

Bring an air compressor with fittings, hook it up, go around listening for air leaks.

I always steer clear of Angie's List, Yelp, BP Vendor, Dave Ramsey Select Vendors, or any other service that charges the vendor for membership and then promotes the list to the public as if trust, excellence, and performance have ANYTHING to do with the list selection.
