You really need to look at your policies, inspect the units every 6 months and make sure smoke alarm batteries, t-stat batteries, and HVAC filters are changed.

The transaction will also be covered by the agents operating insurance (to a degree) if there are errors or omissions which should have been caught.I would also include both a financing clause and an inspection clause in any resulting offer and hire a building inspector to spend a day giving you a thorough examination of the property.Unfortunately, I cannot be of specific assistance in your situation - never operated in Michigan.

As for understanding your local market (sounds like yours might have low inventory if you're not seeing price corrections), a real estate agent should be able to provide you monthly stats like sold listings, active listings, days on market, median sales price, etc.
