You really need to look at your policies, inspect the units every 6 months and make sure smoke alarm batteries, t-stat batteries, and HVAC filters are changed.

The relatively low IR/Dividends of the policies are a small concern but I've examined scenarios of WL and term and invest the difference.

I would look at median income over time stats, BUT I learned 2 ways from @Jeff Copeland which I think were amazing!

As for understanding your local market (sounds like yours might have low inventory if you're not seeing price corrections), a real estate agent should be able to provide you monthly stats like sold listings, active listings, days on market, median sales price, etc.
