If the garrage is legal, and things don't change from my area to yours, make sure the garrage door is operational, install a GFI electrical outlet, leave the walls, and if you have a ceilling if it is 2 by 6 at 18" center you dont have to take it down, if not removed ceilling only, and scrape the tile leave the cement, it wont hurt much about 300 bucks, also ask a local appraiser or a city inspector, the asking wont cost anything.
