Whoever sold you this property and the management company are not looking out for your interests.

Here in PA anyone can write up a contract and submit it to a title company and they will handle everything. 

Also do you use a property management company or do you manage them yourselves?

So far none of the title companies I've contacted have been any help.

I was under contract to buy a house and the title company discovered bunch of liens few days before closing.

I'm in the Reno, NV area and while it's not a high fire risk in many areas insurance companies are looking very closely at the mechanicals of buildings before insuring properties or before writing a policy.

I am very new to the industry, to the point that I think I should start an LLC as a holding company.

If there are significant developments planned in the area, such as big companies opening, new apartment complexes, hospitals, or malls, it could actually be a brilliant idea to buy properties, even if there’s currently no cash flow.Just something to think about before dismissing it as a poor investment to hold onto.

I’m curious if truss delivery is still taking a long time.I imagine the recent storms have set you back on your timeline, and wish you clear skies going forward.  

If a loan officer/account executive couldn't answer that with no ambiguity and full certainty, I would seek another lender or, at the very least, another loan officer within the company.
