I've listened to almost every podcast, read dozens of books, scoured the forums and the MLS, sent countless emails, and I tell everyone what I want to do.

However this has saved me countless hours as I'm not showing homes to people would not meet my qualification standards.

Understanding and finding the niche that fits you and your personality is important, or you may end up being like the countless others that jump in, and realize they didn't factor enough expenses in, hemorrhage money from day 1, and sell cheap in 4 years just before marital relations dissolve.          

And countless other questions that to some, are already so obvious...Thank You!

When I am trying to connect with investors in the small state of Delaware and I have to sift through countless of blasted out posts a day about DSTs, it's extremely annoying.

Two days ago I learned that a Driving for Dollars spreadsheet I spent countless hours creating became corrupted and cannot be fixed. 

So depending on what device and network I was on it looked like I had different people logging in (I use phone/tablet/Laptop that may or may not be on one of 4 networks plus countless WiFi spots).

Once thing we've learned about investing is that there are countless ways to make money in real estate.

Not saying it doesn't happen and I'm sure the BP community has countless examples of seller financed deals that work out great for all parties...I'm just wanting to emphasize you understand the sellers motivations up front.
