At my age I want to take advantage of cookie cutter systems to hit the ground running.  

I agreed at the beginning of the lease to collect the security deposit in monthly installments until paid.Thinking back to the podcasts and one of @Brandon Turner's favorite real estate books, If You Give a Mouse a Cookie...

Unfortunately, he purchased one of those cookie cutter websites and hasn't finished updating the entire website (or removing the Jenny Craig testimonials).  

We can't approach this Demographic with a cookie cutter Real Estate solution but rather customize a solution for first time home buyers with lease option, house hacking, and building micro/tiny homes etc..

If I get some milk and cookies from someone and I drink some milk and then eat a cookie and then I pass the rest to you and you won't ever get the same amount I had.

@Clint Cook I don't have any rentals yet but I have seriously thought about offering Section 8 homes.

Some of them are old school enough they have a hard time letting go, or dealing with a woman as a peer, but if you can find one of the old guys who is just happy as hell to talk to you about the different ways to join a cabinet, keep them well fed (cookies, buy them lunch, etc) and treat them like gold, and they'll help you like nothing else can.I also will harass/watch any contractor doing something I'm not skilled at.

These would not be cookie cutter lots.

If properties meets my requirements then buy and continue cookie cutter kind of approach so the business can scale.Now after reading last few posts as suggested by @McKellar Newsom and @Chris Clothier and others, I have to add due diligence as one of the important step whether I buy through turn-key or directly from an agent.ThanksKumar
