One thing to watch out for is this...people seem to want to leave the ‘rat race’ because it is unfulfilling, but they end up joining the ‘dick measuring contest’ which is equally unfulfilling.

The prior owner has 1 year to contest your ownership (which you can cut short with a quiet title suit) and she can only be awarded the property back if it was sold unlawfully through an error at the county.

@Bruce Lynn I'm aware of an empty lot that I believe would not be contested by the owner in a trespass-to-try situation, because it's current titled owner no longer exists, because it is an HOA that has been legally dissolved, and in theory, leaves this as an abandoned property, with either nobody having claim, or everyone in the neighborhood having a claim.

If you failed to sweep and mop the floors, the Landlord can hire someone to do it for you.You could possibly contest some of the charges, but the judge would want to see some proof that you were either over-charged or falsely charged.

Landlording does not include an excuse contest for applicants.Don't waste time trying to find reasons to rent to bad tenants.Write your criteria and stick to it.
