This is my first time investing in a new construction home and in the process of reviewing the contract with my home builder.

Now new real estate investors or those who want to invest think they need to "build a team" in order to buy their first SFH.If you aren't handy, don't understand construction/PM, lending, insurance, and real estate law then that needs to be your focus.

Three years ago I bought my first big rehab project for $81k, and got a 10 yr. construction loan from a local bank to rehab it. 

Some lenders may have a rehab/ construction type loan that can finance the purchase and repair costs but have a 6-18 month balloon that would require a refinance. 

I am one of the very few STR's in a town surrounded by 10+ wedding venues, university, businesses, mass construction, etc.
