Chris Sullens as others mention this is referred to as double close and typically needs the wholesaler to fund the first part with transactional funding which costs them about 2%If you want to push back on them you can use this as your bargaining chip.

Regarding my condo rentals, so far I have been very lucky, my biggest complaint is with the increase in the HOA fee every year coupled with tax increases every year, I cant increase my rent to match the increase as I'm already getting market to above market rent.... so its slowly chipping into my profits.

One can chip it off peace by peace as deals come in, with no extra closing cost beyond the deal your already closing on.A good example is I have a small portfolio of 33 units that we picked up for 1.8 million a few years ago, it just hit an evaluation of 4.5 million, we will be able to tap 2 million of that net difference if we wanted.
