I'm a huge believer in focusing your energies in 1 or 2 areas rather being a hack at everything. 

. $1600 for everything (two pipes even- the expensive part is the excavating, you can dig it up yourself if you need cheap and have time and energy on your hands).

I actually had gunfire near a property I own and a bullet went through the front door of a unit, damaging the door, carpet and a few other things.

I have built and remodeled hundreds of homes utilizing green materials, energy efficient products, and high-performance building techniques that most builders have never heard of simply because the practices I utilize are ABOVE code.

The entire time I've had a financial restlessness and did not know where to put that tension/energy.

It does have old single pane windows that I have thought about upgrading depending on the appraisal, which I think will help justify the increase in rent easily with savings in energy cost. 

Oh ya mentioning the basement that is another area to really check out on these old homes, i lucked out there again as it appears mine had some waterproofing done at some point....all in all i think i really dodged a bullet buying this old of a home at auction from what i have seen of other homes in the area...most were total rebuilds.

If its the lady who owned it last, you are fine, just keep a copy of your recorded deed for the cops who come calling, and wear a bullet proof vest if its in that area of Philly.

Submit offers but put time and energy into situations where it's more likely to get accepted.
