I also think you need to do a LOT of background research on any potential Turnkey partners. 

So, potential buyers would have to seek you out.When factoring the cost of the prelicensing course, background check, exam fee, REALTOR Dues and MLSFees my initial expense was ~$1500.

I was able to fill each space with photographers, hair salon, insurance agent, recording studio, background check company, cpa, medical massage and a 3000 sq ft floor to a non-profit dance studio.I often bring the group together for happy hours on my dime, networking meetings etc.  

As a little background information, I have a degree in General Science from Morehouse college in Atlanta Georgia, a degree in Civil and Environmental Engineering with a concentration in Construction Management from the University of Michigan, and I just graduated in June from the Darden School of Business at the University of Virginia with an MBA.

I would much rather have a professional that pays for insurance and who has read many contracts do mine than have someone who only sees a few contracts a year. 

(Eventually I would want to Invest in all types of real estate) I also have very little work background having worked at a Jack in the Box for a year and a golf course for a year.
