Try different avenues to get deals as was mention direct mail, signs, cold calling, door knocking, referrals, drive for dollars,  Get different lists and attack them such as code violations, absentee owners, evictions, probate, fsbo, pre-foreclosure and so forth.

I have a tenant that I have realized is Bipolar and has some serious mood swings and gets very negative verbally attacking me.She has one of my more challenging units that is street level, with all the living room windows right out on to the sidewalk with no setback/yard.

Sounds like you've formalized a great plan of attack so you're prepared for 2020. 

I found many things I needed to work on to get me closer to me goals (credit, better budget, ect.) and have been aggressively attacking the things standing in my way.
