I had 11 of these and good systems in place but still had 1-2 evictions a year and 3-4 big things that were normal annoyances like plumbing leaks, damages from hurricanes, or some vandalism.

That may annoy them or they may hangup.

NJ is just annoying because we have a gross income tax...

Have had several investors in other deals have attorneys/cpas who would not provide a letter so they had to go through verifyinvestor.com or similar, and had to deal with annoying questions over several days with the attorneys. 

Honestly, I was hoping she would want a cat because a dog has the ability to scratch up our very nice hardwoods and also bark all day, which will annoy the upstairs tenants (who also work from home).

It seems like this simple step wouldn't cost me much but would buy me a month to sort out any annoying banking issue that could come up.

I have now come to a place of acceptance (there will always be annoying entitled people) and gratitude (this would be so much worse if you were not managing the property).

As mentioned above, tell everyone you know (without being annoying) that you are in real estate.
