Seeing as how frozen pipes aren't a real concern for atleast 6-9 months (if at all in your area), I don't think you have much to lose by letting her work on her own for as long as she needs to to get the heat back on.

That being said, you will be able to to move the home into an LLC down the road (as long as your bank is cool with it - which most are). 

In addition, there's not really any other location that we could move the dumpsters to to try and "hide" them from passersby.

If there is equity you’ll need to track down the heirs and convince them to to likely go through probate.

Not all roofs and utility companies are created equal and you’ll definitely want to to check with the HOA to see if they allow.

At this point it seems unlikely to to BRRRR just because the property is appraised fairly high already.
