Cash flow is great, and for those who need the income to supplement a W2 etc, it can be a deal breaker, but it isn't how wealth is built long-term.

If you have good credit you could take some credit card balance transfers along the way to supplement your ability you put 20% down for your first 4-5 deals and 25% on you last few deals.  

If you love your job and all you want is some supplemental retirement income, less houses=less debt=less work=less money.

i met with a realtor/investor the other day who has basically the same goal i have related to owning buy and hold SFR's to supplement retirement.his strategy basically involves using conventional (20% down) conventional mortgages to buy retail, on-market, turnkey/minimal rehab SFR's that cash flow. 

Some use it as a way to help supplement their day job, or supplement their investment strategy.

He has used short term room rentals at his residence through AirBNB for about 6 months with the permission of his landlord to supplement his income.

I make good money and want to use some of this extra income to buy and hold rentals to supplement my income so that i can sleep better at night.I would like to get anywhere from 5-10 properties within 2 years.  

One of the wall heaters has a broken ignitor button right now that needs repaired, so I have had an Edenpure electric heater in there this past month to supplement the one wall heater and of course that increased electric bill a lot.
