Any time I spent on things such as painting or sanding would be a huge loss of income as the income I generate in an hour running the business, managing my staff & marketing is much more than the cost of paying a painter per hour.All of that said the vast majority of folks here on BP are in a very similar boat to you.

$10/hr for a decent painter?

Newbie landlord here,I've owned by duplex for about 7 months now and one of my inherited tenants is leaving. The whole places needs to be painted and there is quite a bit of space to paint, around 2800 sq ft of walls ...

And honestly by me being a landlord and using contractors for work on my multifamily properties over the last 3 years I now I have a decent stable of specialist (electrical, plumbing, painters, etc) where I can sub everything out myself.

I just didn't know that.I don't have my own network of  subs carpenters, electricians, plumbers, painters, locksmiths, landscapers and pm's  ( I now try to get contact info of every person I see in a pickup or van that does residential work) I have at least 3 plumbers now on my list.Must Do'(s)In the 30k market what I found is most important is KEEPING THE GRASS CUT.

I once had an experienced painter fall off of a 20ft ladder. 

Police, painter, plumber, preacher, physician, prostitute etc.

If that’s one thing I did wrong I under estimated the time this project would take.My second hiccup was my painter/handyman that was great in the beginning.
