but i'm seeing 65-70%.and also... as others in this thread noted, despite the hype, hard money lenders don't just hand out 100% of needed funds. 

I see new investors blindly following the gurus and hype and it can go very wrong.

For my own sanity, I needed to see first hand if the Cape Coral "hype" was valid.

My biggest comment is:There is an excessive amount of hype in this space.A lot of people who sell these plans make outlandish promises or indications that it'll turn you into the next JD Rockefeller. 

I would recommend reading the online magazine, Baton Rouge Business Report to get a pulse on the local enonomy.And that was pure media hype over potentially losing a home game for LSU.

We got tired of the hype for the next best "popular" thing and started looking for a diamond in the rough solution. 

They had recommendations from review sites which I don't see the hype.

It all boils down to discerning the genuine value amidst the hype.

I do agree with you, though, that MTRs are being hyped by a lot of people right now.

I've even offered sellers' more than they wanted to get the deal because I saw what they didn't.I don't pay too much attention to the Mass Market hype of Buyer / Seller.
