I'm sort of banking on potential rents rising and appreciation beign close to Design district, wynwood etc Plus they're buildig some sort of Innovation center there.

So this might be a better option if you buy a property with a regular commercial loan, and are looking to refinance so that you can hold long term.There seem to be a lot of hoops to jump through, and it may be hard, but often times the hardest things to do offer the greatest rewards.I am not quite ready for this yet as I am still saving money, but it is my goal to get into larger multi-family real estate investing, and I am looking for innovative strategies that could give me an advantage.

There aren't currently any co-working spaces in the area, but there is a university partnership moving in for an "Innovation Hub" that I think may have similar offerings and I'm not sure their cost.
