In my experience with homeowners in foreclosure they usually dont have a solid grasp of what the true payoff amount is for their house.

Along with that I’ll be able to use the study material and class to gain a better grasp of real estate as a whole.

You say that, but then you also say "1099 employee" which makes me think you don't grasp the foundational concept.It's EITHER independent contractor aka 1099 OR employee. 

I think you have a good grasp on my suggestion: Don't get excited about buying trash. 

Yeah, I should probably graduate from the MLS but I'm still a newbie and the wholesaler subject isn't something I fully grasp yet (at least how to find them) but working on it.

Since most leases have a month to month clause (for reasons I can't grasp for the life of me).

@Jason BhattiWhile @Ned Carey gave you an excellent advise about building the relationships, I think you should step back and educate yourself on the securities laws and speak with a few securities attorneys to fully grasp the concept and understand what's allowed and what's not.
