Unless you have a medical condition, attend holiday parties, or do business lunches or dinners it is that simple, but real people do those things and it is not easy. 

Take care of your tenants, fix broken stuff, bring them gifts like food a couple of times a year...maybe full dinner for holidays. 

I know that it’ll take the needed time/focus away from business, but if it’ll help live for free I’d be open to it temporarily.That’s where I’m at for now, this holiday season.

Chance of them coming back after an inspection or 2 at night are slim though they could try to move back with relatives over the holidays get kicked out and comeback.
