Hey BP,I’m looking for recommendations for insurance carriers and agents in the Cincinnati OH market that knock it out of the park for multi family properties.

I had a carrier that will absolutely take this one and help you present it to your lender that you can get insurance on the mixed use property. 

It will be up to the buyers Insurance agent to check with the insurance carriers they represent.With changes that happened with Dodd Frank we are seeing policies issued early, delayed closings, etc.

They initially challenged it but after receiving a letter from my lawyer stating that the lease was clear about the need to disclose any animal, and that by not disclosing the animal to me prior to obtaining the ESA, it left me vulnerable to insurance claims as it was not properly reported with my insurance carrier.

I wish I could find a carrier that would just write a fire policy for like a 150 or 200 a year.

You usually won’t get that from a discount carrier, but the long term growth is worth it. 

We opted for coverage without the roof & we still have the coverage with that exclusion to this day.On another property we did have roof coverage & a large limb from somewhere nearby went through it after a bad windstorm, the carrier would NOT cover it.Then again these properties are free & clear so we do not have mortgage underwriters to bother us.

I honored the request and the "routine maintenance visit" turned into a whole mess of making it sound like his 8 year old Carrier unit needed a lot of extra work, mind you at rates higher than my HVAC tech.

If you don't wear out the mail carrier by demonstrating that "you keep leaving it and I keep returning it to you," you'll be getting the mail forever.
