Warning/Caution !!

Tenants knowing they do not have to hide the fact from their landlord that they intend to leave mid term they will most likely give you better advance warning as opposed to "I am breaking my lease and leaving in two weeks, sorry I didn't tell you sooner but tough luck".Good tenants have no problems with M2M where as bad tenants know they are at risk when the landlord is in control.I only have M2M leases for all my tenants from day one.

Missing info or contact that could not be reached are warning signs. 

I had an incident with a broker that was co-mingling funds and was trying to keep it (sure, unlikely but now I'd warn others to be cautious - desperate times...)
