Appreciation is just a icing on the cake but the real money comes from buying. 

I see a lot of this where we invest, some rich investors bought a large warehouse, did granite, hardwood floors,  made them way too nice-- and priced around $900-$1200/ 1bd.. and they sit...the  area/market doesn't support it-- it's a depressed area, whereas our 2bd/1 bth homes around $700 go like hot cakes!    

LOL of course this is a serious question, it’s not like I asked how to bake a cake in 5 minutes 🎂 🤣.

If the deal is that good, raising money should be a piece of cake.

The assets being purchased are just icing on the cake for you.  

That's 100% on them, and at that point the general response was "Let them eat cake!". 

:) I can ask another agent in the office to sell it on my behalf but I want my cake and to eat it too - I want the volume of sales to be clocked against my performance at work.
