Not sure how old the home is but you definitely want to check out the roof, electrical, water heater, heating and air conditioning and plumbing at the very least.

I live here because my family is here. my friends and my wife's and child's friends are here, and my RE investments are here.San Diego has a lot of nice features (weather, recreation, beach, mountains, desert, etc.) but it is also crowded, air could be better, and it is not cheap. 

I am moving into an apartment closer to work this month, and was thinking about trying our Air BnB to rent my extra bedroom.

I live in LA and I’m in Colorado Springs right now visiting my sister in law who is in the Air Force.

I only open my Air calendar 3 months out.  

All new windows, siding, central air, etc.   

Whole project cost me less than a typical furnace install, and I was able to add central air in the process. 

There are others too - like a central air system that can cost you $15,000 or more when it goes down.
