While there is a place for every type of business model, the threat that technology will be disruptive like America chain stores and shopping centers.

I read everything I could on BiggerPockets on syndications (including such articles as "The Compelling Tax Benefits of Real Estate Syndication") and searched on the wide web and nothing even hints at how a cash distribution (what I often hear referred to as a "dividend") is anything but taxable income like you'd get on a 1099-INT or 1099-DIV.So what is a distribution if it's so independent of the taxable income?

The lower priced stuff doesn't have the cap rate they want.The Dollar Stores tend to not be in areas the buyers want though they like the 7 caps.I am finding a better match for the 500k buyers to invest with me as a sponsor on larger deals that have they quality they are seeking.

I store this money in a safe as I have no legal job on paper as I file no w2 or anything of the sort.

In SF there is a lot to consider given schools, proximity to grocery stores, ease of parking, safety to walk alone at most hours of the day, proximity to restaurants etc.
