They are looking for alternative investments that contain volatility and have a high probability of being a winner.

They do have penalties within days, 30, 60, 90 from the closing in payoffs, that too is not really common. unless I missed some new requirement.I've closed Fannie or Freddie loans and refinanced them minutes later, which is why they put such restrictions in place in times of volatile rates it paid to refi.

I'm looking for low-risk B Class opportunities that are highly occupied (85%+) in low-volatility markets (ie. not California in general) with some minor value add potential (although that is honestly optional, as I'm very cash flow focused).

The volatility that tech is having on our labor markets and general economy is one reason I'm even more convinced that people must acquire income producing assets, whether that be a business, real estate, or other.

In concept its a fixed monthly payment and bank will own the risk of market volatility  thus reduces increase in payment if prime/libor rate goes up.

Some people don't want to maximize ROI at the sake of volatility, dealing with more headaches and uncertainty and thats understandable.
