Mistake #3 was not having knowledgeable people around to be able to ask questions.

It’s all good now and this was just a question since it related to repairs but ended up being a seller credit instead of my coming out my pocket to do repairs.

@Kim Huard ah the age old question of to sell or hold. 

Managing rentals is much less time consuming.Since your rentals aren't producing much cash flow, maybe it would make sense to sell them to trade up into multi-family.

I have 2 other monthly loan payments I would like to pay off or lump in with my refinance as I believe with the forced appreciation and normal appreciation I will be able to pay off most my HELOC (5.99%) and all of my Credit Card that is currently at a 0% APR until end of May.

Context & Background:Two business partners formed an LLC 20 years ago to own and manage rental properties.

Evaluate the situation to see if you could have done anything differently to mitigate the loss and implement changes to your processes, but know that this happens and hoepfully just not too close together. 

Ideally you would put only one persons name on the mortgage unless you absolutely had to have both to qualify.
