You may be stuck with whatever lease is signed on the property assuming it's not unreasonable (20 years for $1/mo).

I have talked to a experienced appraiser as well as the old owner of the building and both have said that uping the lease to $17 per sq/ft seems unreasonable but our real estate agent insists it is not.

You get several uses for nothing, and if you want to run tons of scenarios, it's not unreasonable to ask you to upgrade to a paid membership to help cover the costs of the site traffic - because, I would assume, if you're running that many scenarios, you are probably doing this for profit.

But I my limited experience with lenders over the past 12 months is that they aren’t exactly throwing out insurmountable or unreasonable roadblocks when it comes to lending.

Yay for me, if it works out I got an unreasonably good price for the property.

Anyhow looking at the tenant laws in Virginia you wouldn't want to violate privacy or due anything that may cause un reasonable stress.
