I have talked to a experienced appraiser as well as the old owner of the building and both have said that uping the lease to $17 per sq/ft seems unreasonable but our real estate agent insists it is not.

You get several uses for nothing, and if you want to run tons of scenarios, it's not unreasonable to ask you to upgrade to a paid membership to help cover the costs of the site traffic - because, I would assume, if you're running that many scenarios, you are probably doing this for profit.
