And the loan given on the proforma seems unrealistic (commercial loan amortized over 30 @4.5%).The area is a good rental location in troy (north lansingburg) however it's still in transition.

Eventually we would like to acquire and hold a property that would allow us to open a transitional living program for homeless veterans. 

Next step will likely be to non-renew and give notice to a few month-to-month problem tenants (with maybe the added step of offering good tenants that unit on transition).
