Does Atlanta continue to see a huge glut of new supply coming for next three years?

Would disclosing these terms in closing be sufficient for the seller especially if paying a higher price? 

If buying a condo research the HOA health, engineering study, last 5 years of HOA board and meeting minutes and last three years of HOA financials/reserves. 

Units will all be three bedroom two bath units with either a one or two car garage.

I got three different opinions from three lawyers.

And I like the idea of bigger scale developments, and am going to educate myself here.Maybe a better initial question would have been something like this: Many/most cities/towns in Oregon now (by law) allow you to build three doors on any SFR lot (duplex, plus ADU). 

I would say the three biggest reasons why people don't achieve financial freedom are: 1 fear of investing/losing money and will put it in something like a CD and be happy with 2-3%2 spending too much money on non-essentials like eating out, nice cars and primary housing.

All three units will be funded by us - no loans.

You need to have the income from the property after expenses have sufficient income to cover escrow payment and expenses to break even or to cash flow a little bit.
