Since, I've had many (really can't count them all) LLC's, that included real estate, rentals, rehab/construction, lending activities, capital formations, financial management and manufacturing and over about a 25 year span of using these entities, not once was there ever a matter where the LLC was necessary to save anything or avoid any issue.

The only thing I would caution is that while I think the color coded maps are insightful the reported crime blotter on the right spans too wide a range for most areas I look at.

. :)  I started somewhere.... a house that was "slightly" undervalued in 2004, my biggest mistake to date. if the option to start is to start badly then id rather not start, im finally actually "restarting" now due to that poor start. just my opinion, your first few investments are the ones that are going to make or break you.... choose wisely, 5% undervalued wont do it when the market drops 40% in a 2 year span.
