Should someone damage one of those, I feel fairly confident that I could scrape together enough spare change to replace them, without it bankrupting me. lol I was simply asking for recommendation on who people on here use for liability on their STR's that would cover the things like animals and outdoor activities.

Maybe the market is hot enough that you could still turn a profit selling as is, but typically, sellers will ask you to take care of them before closing AND likely pay less for the property simply because there are known defects.

Doing so ensures they've had notice sooner rather than later, and also so they know I'm running a business and not simply enjoying a hobby in real estate.On the other hand, if the tenant doesn't pay the rent when due, the law in Michigan only requires a 3 day notice.
