All tenant has to do is if they see the light blinking they just have to shake it outside into their trash can and the rat will fall into the trash with no blood or nasty liquids.

So even though components rose prices kept up even better.. so will see how it all shakes out.. 

Look people in the eye and shake their hand with a smile and introduce yourself and don't be afraid to ask questions. 

Lastly, I am planning on living in the vacant downstairs units while STR'ing it on the weekends as I'm out of town Friday - Sunday so that helps ease some of the negative cash flow off the start as it is essentially my 'rent', at least that's how I'm justifying it for now.My knees are currently shaking as we get to signing as the biggest 'fix' I have to do with the property is raise the rents. 

Hard money - you can’t shake a stick up a tree without 20 hard money lenders falling out.

If you have a family member who is an attorney maybe have them follow up with the broker of the agents and see how it shakes down without spending money.Remove the tree and remove the root ball.

It was very enticing, but ultimately the numbers did shake out like I was hoping.

Focus on off-market creativity on your own- farming and shaking bushes, dealing with owners direct OR have an agent and go the MLS route, competing with every other buyer out there.
