I like the female sex far too much to want to limit myself to just one.

And a looser criminal criteria if you choose to (level 1 sex offender or domestic violence, for example).  

You can also access the sex offender registry for free.

I don't mind renting to roommates,  I don't care if they are related or not, married or not, friends, same sex couples, different sex couples, non-binary couples...but if they don't even know each other, then suddenly thrown together under the same roof will present challenges, and some of those challenges take up my time.   

Just make sure you find sets that have easier assembly usually with cam locks like Ikea does, and make sure they have soft close hinges and dovetail drawers are usually the basic features you want to be of better quality.

Evictions and sex offenders are the only non-negotiable for me.

Photographs in outfits that could be construed as provocative (i.e. trying to capitalize on the idea that “sex sells”) can attract more trouble than actual clients.

@Cam Freeman, I use Zillow for my listings, and use their full suite of services: application and background check through Zillow, use their form leases, and even collect rent through them.  

The root of this is you need to know how to fix and maintain houses, has nothing to do with sex.
