As I mentioned earlier, I only "have to" incur $100k debt in my 1031 transaction, but a seed was planted that incurring additional debt can actually have a lot of benefits, including reduced tax liability.

Certainly you aren't suggesting that wealthy people rely on others with knowledge comparable to RE gurus, that would be laughable.Comparisons of the wealthy to commoners is a favorite agenda for gurus, plant the seed that such is not only attainable without further education but common and can be accomplished through their services.

My lease restricted business activities up front, while there are activities that I couldn't do anything about, the lease set the seed in the tenant's mind that no business activity was acceptable....it worked!
