Then go ahead and place that document (LOI and PoF) in an envelope and mail it to the PO Box in Pennsylvania, again dated the current date. 9 times in 10, this is where all their other bills go, so it's a mailing address they actually check.If the listing broker is doing their job, then there's no harm and no foul.

However, from personal experience I would reach out to the HUD section 8 department to give them a heads up about the sale of the property. they will send you a packet to fill out but can't be completed until the new tenant has signed the lease or the current one is transferred into your name.

it's possible but unlikely. a great CPA who specializes in REI will be able to help you plan AHEAD for tax time and use different pieces of the tax code to your advantage, based on your unique situation, and ultimately save you way more in the long run. would you rather pay $750 to have a return done & get a $5,000 return, or pay $30 to have a return done and owe $5,000?

In addition to what Michael said-if you do go ahead with purchasing it, write in the offer that they can not rent out the vacant half, deposit from the occupied side is transferred to you at closing along with prorated rent and get a copy of the lease that has been verified.

try facebook marketplace, apartments.comreview all the places your agent is putting them in as they may not be as in a rush as you are to list it. i like being in control so i post on those platforms and find my tenants. hope this helps
