If it rolled off the tongue better, it may go viral ;)  I adopted it as I consoled so many disgruntled BRRRs  that were only recently able to stand upright again after the drubbing they took. 

You should ask for and get: Rent roll, leases, statement of income and expenses-last 3 years min-bank statements as mentioned above, list of security deposits for closing, and do a professional inspection.Would not hurt to verify taxes are UTD and no liens registered.

All I know is that in my experience roof stock touches base on everything you have said you do not want to do, for example “play landlord” you basically just sit back and watch the money roll in (given it is a good investment).  

I purchased 4 then used the BRRR method to pull my cash out after the renovations and rolled that into others.  

The rent roll and tenant history look good. 

We figured that we had about 90% of the US population covered with the current states, so we decided to roll out, but @Craig Curelop is doing a great job at finding more lawyers, and of course the team here is all working together to make sure that quality is maintained for each new state.

And maybe ask for the most current rent roll and expenses.

My manager has basically said that we can either go after the money or the eviction and that her inclination is to wait until the end of the month and then if he isn't gone begin proceedings (to avoid legal fees) .Am I looking at this wrong when I think its best to get the ball rolling on the eviction now and stop the bleeding as fast as we can? 

Also, analyze deals now so you can really understand what looks good when you are ready to roll on your first deal
