Having this purchase and sale contract might be used against you since your resolution as a Mortgagee would be a Deed In Lieu and by the way these folks are playing I would not put it past them to try and imply you baited them in the Real Property Contract. 3.

Attempting to work out a resolution but also explaining to him that the contract he signed is binding and if he breaches it he will end up losing the house, and alot of the proceeds from the sale (court fees, damages, your housing during litigation, your moving costs)

If the lender does call the loan due for this violation, most times the cure is to deed it back into your name.Alternatively, you could sign a pledge of title to the LLC and sign a resolution stating that even though title is held in your name, it is LLC's. 6 of one, half-dozen of the other.

So don't believe that talking to their 'First Shirt' aka Sergeant will resolve the problem for you and they will just write you a check on the spot, you will still be required to go through the local courts for a legal resolution.
