It does not require lawyers and is a common remedy for chasing tenant debt.If they are responsible individuals a small claims charge on there records will prevent them from getting loans, buying anything on credit or time payments etc.

@Sharath Kumar the pop corn ceilings could be a major problem along with any texture on the walls if they are asbestos or lead containing. there is no way to do it your self in Colorado both the removal of asbestos and lead are highly regulated by the Colorado dept of public health's air pollution division, it would be really dangerous to attempt to do this type of friable removal in an apt building because of the shared air systems used in the 1970's you could  contaminate the entire building with asbestos fibers or lead dust.

If they were that easy to predict #1 they wouldn't happen (interventions would prevent them) and #2 there'd be a LOT more rich people as billions would be available for those that could market time.

Nor would I be able to pay all-cash.2) Lack of ability to pay all-cash on a property would prevent me from purchasing from a wholesaler.So, does this mean that in order to get started I should be working with an agent going through MLS or as a first-time purchase is it feasible to still work with a wholesaler to get an off-market deal.
