But as has been said, you can always 'sweeten the pot' by increasing the EMD $$ and making it non-refundable, etc....but I wouldn't unless the property was an obvious screaming deal......

In pots, away from the house or deck.Take them with you when you go.

Nice artwork and decor, comfortable furniture, a 6qt crock pot, etc.

I can still smell the cigarette and feel the gentle breeze and the swing bench on his carport.  

If you can put together a great potential project and put a strong team around it with a deep bench of expertise your chances of success go from near zero to reasonable amount of risk. 

One thing to consider is raising the money with other investors to secure the loan, the returns are lowered because you are splitting the pot with them but that would increase the chances of actually acquiring the property.

Have you included STR specific insurance, furniture, pots and pans and dishes and all kitchen implements, linens, paper products, etc. and all utilities including internet and cable?
